Your first months here
Open a Canadian bank account and keep your pay going into it. It becomes the record lenders read.

Building a credit history
A credit card or small line of credit, paid in full every month. Some lenders have programs for people with little Canadian credit.

- Proof of rent and phone bills paid on time
- A credit report from your previous country, where one exists

Steady work
Many lenders like to see you past probation in a full-time job. Some newcomer programs ask for less; I’ll tell you which fit.

Your down payment
At least 5% of the price, and more on higher-priced homes. Money from abroad is fine; it just needs a clear paper trail.

Questions clients ask
Can I get a mortgage without a Canadian credit history?
Often, yes. Some lenders have programs for newcomers that look at your rent, bills and international credit instead. A larger down payment can help too.
Do I need to be a permanent resident?
No. Permanent residents and many people on work permits can qualify. The rules depend on the lender and your permit, so we check yours first.
Is the money I bring from home accepted?
Yes, as long as we can show where it came from. Keep statements from both accounts and the transfer records.
What do you charge?
On most residential mortgages the lender pays the brokerage, so there’s no fee to you. If a file ever needs a fee, you’ll see it in writing before you agree to anything.
