A broker works with several kinds of lenders. Choose one to see the trade-offs.
National banks with branches and a full range of accounts.

- Penalties to break a fixed term can be higher where they are calculated from posted rates.
- Often suits
- Clients who want everything in one place and fit standard rules.
Member-owned, provincially regulated lenders.

How this is worked out
- Canadian fixed rates compound twice a year, so the rate per payment is a little lower than the annual rate divided by the number of payments.
- Minimum down payment: 5% of the first $500,000 and 10% of the part up to $1.5 million. From $1.5 million, 20%.
- With less than 20% down, mortgage default insurance is required and its premium is added to the mortgage: 2.80% to 4.00% of the loan depending on the down payment, plus 0.20 points over 25 years.
- Accelerated payments are half or a quarter of the monthly payment, paid every two weeks or every week, which adds about one monthly payment a year.

Can you help if my bank already said no?
Often, yes. Lenders have different rules for the same situation. I will tell you honestly what is possible and what would need to change.
Do you compare lenders for me?
Yes. I work with the brokerage’s full lender panel, not one bank, and show you the options side by side.
What do you charge?
On most residential mortgages the lender pays the brokerage, so there is no fee to you. If a file ever needs a fee, you will see it in writing before you agree to anything.
