Questions clients ask

How much do I need for a down payment?

At least 5% of the price on most first homes, and more on the part above $500,000. With less than 20% down you’ll also pay mortgage insurance, which is added to the mortgage.

What is a pre-approval, and do I need one?

It’s a lender’s first look at your file, with a rate held for a few months. It tells you your budget and makes your offers stronger.

What are closing costs?

The extra costs on closing day: deed transfer tax, your lawyer and title insurance, among others. Plan for roughly 1.5% to 4% of the price.

What do you charge?

On most residential mortgages the lender pays the brokerage, so there’s no fee to you. If a file ever needs a fee, you’ll see it in writing first.
